SDI Real Estate SA was created in March 2018 with the firm intention of delivering long-term value by improving properties through active asset-management and targeted value-added initiatives to obtain green building certification.
In July 2018, SDI Real Estate created a specialised investment vehicle known as a “Fonds d’Investissement Immobiliers Spécialisés- Gespecialiseerde VastgoedBeleggingsFondsen” (abbreviated to FIIS-GVBF). This is a collective investment fund, an alternative to an institutional fund, but with a fixed number of institutional shares, as referred to in Article 286 § 1 of the law of 19 April 2014. FIIS-GVBFs are institutional investment companies with fixed capital (SICAV), investing exclusively in real estate (as defined in Article 2 of the Royal Decree of 9 November 2016).   SDI SICAF-FIIS SA, a subsidiary of SDI Real Estate SA, has been designated and registered by SPF Finance as an FIIS-GVBF with the objective of investing exclusively in logistics properties. SDI Real Estate and SDI SICAF-FIIS assume the whole investment process either on an asset deal or a share deal basis. Due diligence work is carried out quickly and professionally. The company is constantly searching for constructive, efficient and pragmatic solutions during the acquisition process and the ownership of buildings. We always strive to work based on best practice and a sustainable approach, resulting in the creation of added value for all stakeholders. The consolidated annual accounts of SDI Real Estate audited by Deloitte, are available upon request.

    Purchase of 100% of the shares in GEA Logistics NV from Bene Trust (a Blackstone company) by SDI SICAF-FIIS SA.  GEA Logistics NV is the owner of a logistics building of 11,800m² located in Tournai.

    Purchase of 100% of the shares in ROTARY Trading NV from Bene Trust (a Blackstone company) by SDI SICAF-FIIS SA.  Rotary Trading NV is the owner of a logistics building of 11,500m² located in Genk.

    Purchase of 100% of the shares in Lembeek Logistic Platform NV from Resolve NV by SDI SICAF-FIIS SA. Lembeek Logistic Platform NV is the owner of a logistics building of 14.700  located in Lembeek.

    Purchase of 100% of the shares in WL Kempen Invest NV from IBP Water-Link.  WL Kempen Invest NV is the owner of a logistics building of 31,000 m² located in Hoogstraten.
    Purchase of 100% of the shares in DIVINVEST NV from IBP Water-Link.  Divinvest NV is the owner of a logistics building of 11,500 m² located in De Pinte.
